Our Valuation Methodology

POLICY ON TURN AROUND TIME
Day 1- We receive instructions from the bank and immediately we contact the client.
Day 2- Book searches/map and inspection done the same day.
Day 3-Prepare draft and final valuation report, raise fee note invoice and deliver the report to the
bank.
NB – In most cases where we have copy of title/leases and the client is available almost
immediately, the turn around time is 3days from date of instructions.


VALUATION METHODOLOGY
Our valuation methodology include:-
1. Sales Comparison
This method is based on analysis of direct sales of similar properties or vacant plots within the
Estate/area/village or in the neighbourhood.

2. Cost Approach
The method estimates value of the property on the basis of the value of land plus depreciated
cost of replacing the existing development. The replacement cost is based on the current
prevailing cost of building per square meter/feet in the construction industry.

The value of vacant land/ plot is obtained from comparable sales of similar plots in the neighbourhood.
Therefore the estimated value by cost approach is the value of vacant land plus the depreciated
replacement cost of the building(s).

3. Income Capitalization Method

This is based upon the net annual rental income receivable or estimated stream of net rental
income. The market value is derived from capitalizing the annual productivity by a suitable YP
(Years Purchase) or estimated stream of net rental income. The market value is derived from capitalizing the annual productivity.

Types of Properties for Valuation

We undertake all types of valuation for mortgage purposes as hereunder:-

(a) Residential properties which include:-

  • Developed residential houses e.g. bungalows, maisonettes, flats, apartments among other major valuations of residential bungalows at Guango Estate, Muchatha Kiambu District.
  • Vacant residential plots.

(b) Commercial properties which include:-

  • Developed commercial within cities, towns and urban area in Kenya.
  • Vacant commercial plots.

(c) Industrial properties which include:-

  • Developed industrial properties such as go downs, light industrial building, medium industrial building among others.
  • Major valuation of plant and machinery.
  • Bhachu Industries in Nairobi Industrial Area.
  • May Feeds/Flour Industry at Thika Industrial Area.
  • Muthithi Flour Millers at Muthithi Trading Centre, Murang’a South District.
  • Among other medium and Light Industrial properties in Nairobi City, Mombasa City, Thika Town, Kisii Town etc.

(d) Agricultural Properties in the rural areas:-

  • Major valuation – valuation of wheat/barley farms at Kisima, Timau in Meru District.
  • Tree Plantations at Kirima Settlement Scheme, Nyandarua North District.
  • Mbogu Tuu plantation along Garisa Road.

(e) Specialised valuations which include:-

  • Valuation of Petrol Stations e.g. Millenium Petrol Station at Kamiti Road, Nairobi.
  • Valuation of Private Primary School/Secondary School e.g. St. Austin Schools in Nairobi and Mombasa.
  • Sabasaba Preparatory School at Sabasaba Town, Murang’a South District.

Valuation Fees & Pricing

We charge valuation fees as per the scale provi ded by the Valuers Act Cap 532 of the Laws of Kenya under Section 25, the Valuers (forms and fees) (amendment) Rules, 2011.

Disbursements are only charged depending on the nature of the job given and usually moderate. Our fees are based on the current open market value of the property/assets.

First - Ksh. 5,000,000/= @ 1.0%
Residual @ 0.25%
Subject to 16% V.A.T

Disbursement
The list includes:
a) Cost of searches from Land Registry as per the ministry charges.
b) Cost of maps /mutation from surveyor office as per the ministry charges.
c) Transport: Where the client provide transport, we do not charge but where we provide transport we charge at a rate of Ksh.35 per km or thereabout.

Fees Policy
1. Upon receive of instructions from the bank, we usually contact the client to know each other better.
2. Thereafter we ask for some deposit of e.g Ksh.5000/= to facilitate booking of search at Land Registry and map at Land Surveyor office, the balance take care of the transport cost if transport is provided by ourselves.
3. After the completion of the report the client is advice to pay the balance in our office or a transfer to our bank account as we deliver the report to the bank.

Professional Indemnity
We hold an indemnity cover of Kshs.200,000,000/= (Kenya Shillings Two Hundred Million).

We have however maintained a high degree of professionalism over the years of our practice
over the years we have not had any reason/occasion to invoke the same.
