Valuations
The company also undertakes valuations which is very essential in management of properties particularly in updating of rents to prevailing market levels and for other purposes such as mortgage, insurance, sales/purchase, machinery and assets valuations, going concern including goodwill assessment, accounting (book) purposes, owner occupier house allowance, feasibility study, open market value.
• We also undertake valuations for plant and machinery and also motor vehicles for insurances and chattel mortgage purposes.
• We charge valuation fees as per the scale provided by the Valuers Act. Cap 532 of the Laws of Kenya.
Disbursements are only charged depending on the nature of the job given.
Renting
We handle rent collection on behalf of the property owner. We also establish a streamlined system for tenants to submit rent payments and enforce late payment policies when necessary. We also ensure that rental income is promptly deposited into specific accounts.
Financial Management and Reporting
We handle the financial aspects of the properties. We collect rent, track expenses, and provide regular financial reports to the property owner. This includes detailed statements of income and expenses, allowing the property owner to easily monitor the financial performance of their property.
Vacancy Management
When a property becomes vacant, we the property management agents take care of the process of advertising, showing the property to potential tenants, and filling the vacancy promptly. We aim to minimize the duration of vacancies and maximize the property owner’s rental income.
Tenant Communication and Conflict Resolution
We serve as the main point of contact for tenants, whereby we handle tenant inquiries, complaints, and requests for repairs. We also strive to maintain open and effective communication with tenants and work to resolve any conflicts or issues that may arise during the tenancy.
